The Maintenance Technician’s primary responsibility is to workclosely and under the supervision of the Lead Maintenance Technician for thesite to operate, maintain and repair the building electro-mechanical systems inscope including HVAC related equipment, Building Controls, building lightingand electrical sub systems, plumbing, and life safety systems.
1. TheGeneral Maintenance Tech reports to the Lead Maintenance Tech on day to dayoperations for this site.
2. TheGeneral Maintenance Tech will receive guidance from the Lead Tech on thegeneral operations, monitoring, and safe engineer practices regarding theChillers, Boilers, Fans, Pumps, and BAS systems and equipment.
3. Support the Lead MT in the performance andmaintenance of all mechanical, electrical and craft services, ensuringoperations are within design capabilities and to help achieve proper environmentalconditions as prescribed by Building Management
4. Support the Lead MT in the efficient operation ofthe facility equipment and systems
5. Daily communication with Building Management onmatters relating to the services performed by the GMT as requested by LMT andBuilding manager
6. Follow operating instructions and procedures forequipment and systems as developed by Building Standards and the Lead MT.
7. Respond to general service calls for lights out,damaged or missing ceiling tiles, general painting, cleaning and touch upactivities.
8. Hang white boards, easels, cork boards in supportof Tenant services provided by Property Management
9. Conduct periodic operational testing schedules forcritical systems and equipment as supervised and in support of the Lead MT
10. Perform preventative maintenance as required in dailywork flow as distributed by the PM Platform and The Building’s Lead MT
11. Monitor daily operating equipment and systems andprovide Lead MT with observations that could identify deficiencies, unusualnoises, leaks or faults
12. Conduct daily rounds in common area restrooms andcomplete the daily rounds log for those areas identifying leaks, backed updrains, low stock for custodial restroom supplies or poor cleanliness
13. Work with the Lead MT and Property Management tofollow effective energy conservation and management programs that help toensure measures are taken to keep operating costs at a minimum
14. Work safely while on all job assignments and followthe direction of the Lead MT for proper use of PPE, Lock Tag Out Procedures,and Electrical Safety
15. Follow specific direction of the Lead MT and abideby local laws, codes and regulations
16. Respond to demand service requests as generated inthe work order system for the building, complete work as required and submitclosed WO for Lead MT Technical review and approval
17. Follow the performance standards for each phase ofwork, adhering to standard practices and quality levels as prescribed byProperty Management and Lead MT.
18. Follow the policies and procedures of the customerand Enovity concerning safety, administrative requirements, standards,practices and work methods
19. Support Property Manager’s requirements for Energy Reporting, Escortservices for subcontracted service providers, organizing technical drawings,blueprints, As Built Drawings and Project Files
20. Support Property manager’s requirements for customer feedback to tenantsand for activities relating to service disruption notifications, specialproject work, and tenant appreciation activities
• Willingto work with commercial building maintenance or the commercialmechanical/electrical trades
• Abilityto work with the close supervision of a Lead MT and Property Management
• Must becapable of safely working on a ladder to heights of 20ft
• Must becapable of using small hand tools power tools and specialty electrical testequipment
• Must befamiliar with and understand equipment lock out /tag out procedures
• CFC EPAUniversal Certified within six months from Date of Hire
• FirePump Type L Certified within one year from Date of Hire
• NFPA70E awareness Training within one year from Date of Hire
• HSDiploma or Equivalent
